How to Get Your Multiple offer accepted in the Atlanta Home Market. Why was my contract not accept on a multiple offer property. The Atlanta real estate market has become highly completive when purchasing a home. You may have to make many offers on homes before your contract is accepted.

I recently worked with a qualified purchaser who was a good buyer. She wanted to move in a well-established Neighborhood. She liked spacious home because she had three children. She was a well-educated and informed buyer about the real estate market.

She did things the right way making sure she was pre- approved and not just prequalified. She looked at numerous homes which made her knowledgeable about home prices. When I sent her homes to view in the Metro Atlanta real estate market if it they did not fit herCriteria she did not waste my time wanting to look at the homes.

She began to look for a home three month before she needed to move into her new home. Unfortunately some buyers wait until the last minute to start they home search stressing themselves when they cannot find the right home.

When we made offer on a home it was at least for the listing price. Even though it appeared dismalwhen her offers were not accepted on a couple of homes our approach change to making offers above the list price. Her desire to own a home was her strength when she became discourage when her offers was not accepted. She stayed in the real estate market game.

Finally she got an accepted offer over a multiply offer contract. My Buyer was realistic about the prices of the homes. If the house was priced right we offered above the asking price. The dream of owning a home for her family kept her focus on staying in the real estate market.

For the Love of the Game Tennis a community activity in the Atlanta area. I have been playing tennis for over 10 years and I love it. The two Leagues that represents Tennis in the Atlanta Community are Alta and USTA Leagues. These Leagues bring men,women and youth of all ages together on a team to play tennis.

On any Sunday in the spring, fall,summer and winter these leagues are engagde in the battle of Tennis. We may not be Serena or Venus Williams, but each of us bring our own style to the game. Tennis represents For me comradeship and friendship. But don’t get me wrong these Leagues are highly competitive with one goal in mind to win Trophie as City Champions for Alta or USTA league.

Tennis is like the game of life if your mind is not fully engage on the court you will lose. If you become to tense or stress out you will lose. But my attitude to enjoy the game for what it offers, comradeship and friendship.

Don’t take yourself so serious laugh at yourself when you make a mistake. Don’t beat up on yourself you do have a second opportunity to correct your mistake in Tennis when the next ball is served. Don’t get me wrong once the laughter is over don’t make the same mistake twice get back focus to correct position and form putting your best effort to win.

On any Sunday afternoon you can see women or men at the court playing Tennis. Don’t forget the food that you get to enjoy eating it also about the fellowship and game of Tennis. When we play matches the home team is responsible for bringing the food.

Tennis is ageless sport, we have the youth league, regular league and senior league. You can play tennis at your senior age of life althought you may not be able to run like the youth. When your older be clear about position the ball away from your opponents.

As I started tennis is community activity in Metro Atlanta area that everyone can enjoy the sport. It is all about comradship, friendship and competition.

There is help is on the way for underwater homeownersthrough the HARP 2 program. HARP 2 program begin on March 19. This program allow the homeowner to refinance their existing mortgage without qualifying, credit check or appraisal

The new guidelines are as follows:

Which Homeowners may be eligible for HARP 2?

In general, Homeowners must meet the following criteria:

The mortgage must be owned or guaranteed by Freddie Mac or Fannie Mae.

The mortgage must have been sold to Fannie Mae or Freddie Mac on or before May

31, 2009.

The mortgage cannot have been refinanced under HARP previously unless it is a

Fannie Mae loan that was refinanced under HARP from March-May, 2009.

The current loan-to-value (LTV) ratio must be greater than 80%.

The borrower must be current on the mortgage at the time of the refinance, with no

late payment in the past six months and no more than one late payment in the past

12 months.

The first step is for the borrower to learn if his or her mortgage is owned or guaranteed by

Freddie Mac or Fannie Mae by visiting the Enterprises’ websites. Each Enterprise has a web tool

for that purpose. If the mortgage is owned or guaranteed by Fannie Mae or Freddie Mac, the

borrower should contact his or her existing lender or any other mortgage lender offering HARP

refinances

The local Lenora Park and Disc Golf Course is a large disc golf course spread over 112 acres of land. It is also home to a water park complete with a lazy river, a children’s area and slides. It also has playgrounds, baseball and softball fields, as well as a fishing lake.

Snellville Higher Education

Gwinnett Technical College, Georgia Perimeter College and the Devry Institute of Technology provide facilities for higher education.

Snellville contains two public parks Briscoe Park, with a 1.2-mile walking/jogging trail, lighted tennis courts, soccer fields, outdoor basketball courts, a swimming pool, two playgrounds and picnic pavilion. Lenora Park which contains a water park with two slides 1.7-mile walking/jogging trail, a fishing lake, baseball fields, a gym, a community room, playground and pavilions.

There are two private golf clubs in Snellville Summit Chase Golf and Country Club of Gwinnett. Snellville has 3 Public high schools; the high schools are Shiloh, South Gwinnett and Brookwood.

Snellville has the 4th largest shopping district in Gwinnett County.
